Think more options, more opportunities to personalize and make your home your very own, including three wishes to use during the design process as you like. You’ll be able to design your Nonfiction home in a way that is uniquely yours, and we will help you get there. This page lays out some major milestones so you have an idea of how it all works.
You may not have your own show on HGTV but you do trust your own sense of style. Nonfiction by Garman Homes lets you design a home that is as unique as your individual life story.
Once you find the one that’s right for you and are ready to get started, what’s next? We’ll need to know the floorplan, elevation, homesite and all your desired structural options. Depending on the community and which plans fit on which lots, the floorplan and elevation you choose may determine which homesites are available to you. If the homesite is most important, start with the floorplans available to build on that homesite. Structural options must be chosen when you write your purchase contract because they determine how we order the plans for your new home. Read that last sentence one more time. It makes everyone sad when the home gets framed and you really wish you had sprung for the screen porch. Structural options get locked in and once that window closes, it doesn’t reopen. When you sign your contract you will also pay us a deposit on the initial price of your new home, which will be credited to you at closing.
Does the idea of picking every feature and finish in your new home fill you with joy or dread? It’s ok, we acknowledge all the feelings! Your Nonfiction by Garman Homes purchase includes two appointments at Studio G, each lasting about two hours. Studio hours are during the day (so we won’t tell if you call in sick). You’ll get a welcome email that includes homework to complete before your Studio visit. We highly suggest doing your homework and there will be rewards for good behavior. After you complete your selections you make it official by signing off. This is a huge milestone! We can’t start your home until you complete this step. This is how you do your part to help us reach the Guaranteed Closing Date. Give yourself a pat on the back. You may not have your own HGTV show, but we won’t let you build an ugly house.
Construction on your new Nonfiction home officially kicks off with your Pre-Construction Meeting (cool kids call it Pre-Con). We try to schedule this meeting right before we expect to receive the permit to build your home. Together we’ll review your completed plans and selection sheets to triple check we are building the home you’ve created. You’ll also review how your new home will be placed on your homesite. At Pre-Drywall you’ll focus on what’s behind the walls, specifically electrical, phone and cable. We want to make sure what you’ve chosen in your selection sheet has shown up in your home. It’s hard to get that stuff in the walls after they go up. The finish line is in sight by your new home orientation. This is the meeting where you’ll learn how to operate and maintain your new home. It’s also where we’ll address any cosmetic concerns like paint touch-ups.
At 45 days and then again at 11 months after you have closed on your new home, we come back to check on a few key items and address any questions you have about how to operate and maintain your new home. This is a big transition point for you and us – from homebuilder to homeowner. We do our best to be a trusted partner and advisor as we determine what’s expected, what’s not, and what’s a problem we need to address together. We never forget to bring our good attitude and we hope you do the same!
